Read before you sign
A rent agreement is only as useful as the clauses inside it. Most disputes between owners and tenants come from a few points that were left vague. Check these before you sign.
Clauses to look at
- Rent and increase: the monthly amount, due date, mode of payment and any agreed yearly increase.
- Security deposit: the amount, when it will be refunded, and what deductions are allowed.
- Term and renewal: the start and end dates, and how the agreement can be renewed.
- Lock-in period and notice: how long each side is committed, and how much notice is needed to leave or ask the tenant to leave.
- Maintenance and utilities: who pays society charges, electricity, water and repairs.
- Use of premises: residential use only, and rules on subletting or alterations.
- Inventory: a list of fittings and furniture provided with the property.
Put it in writing and register it
Anything agreed verbally should be added to the document. A registered agreement is also far stronger as evidence than an unregistered one if a dispute reaches court.
